ACCOMMODATION RULES AND TERMS & CONDITIONS
Fleiš Residence

These accommodation rules govern the conditions of stay, use of the property, facilities, and surrounding area of Fleiš Residence (hereinafter referred to as the “Host Provider”) and are binding for all guests (hereinafter referred to as the “Guest”).

1. Reservation, Deposit, and Contract Formation

1.1 A reservation made through these websites becomes binding only after the deposit has been paid, which secures the room.

1.2 The deposit is deducted from the total price of the stay.

1.3 If the deposit is not paid within the specified timeframe, the reservation may be cancelled without compensation.

Deposit forfeiture:
The deposit is non-refundable in full if:

• the guest does not arrive,
• the guest cancels less than 48 hours before arrival,
• the guest cancels the stay and the room cannot be rebooked.

These conditions apply to reservations made through this website.

2. Refundable Security Deposit

2.1 Upon arrival, the guest is required to pay a refundable deposit of 500 CZK in cash only.

2.2 The deposit serves as a financial guarantee in case of:

• damage to property,
• excessive mess,
• violation of house rules.

The deposit is refunded:

• upon departure, provided the room, equipment, and common areas are returned in a condition consistent with normal use.

The deposit will not be refunded, especially in cases of:

• damage to towels (make-up, hair dye, cosmetics),
• contamination of the hot tub,
• broken or damaged equipment,
• violation of the rules stated below.

3. Check-in / Check-out

Check-in: from 16:00

Check-out: no later than 10:00. If staying in connection with a course, the room must be vacated before the start of the training, no later than 8:00.

3.1 Late check-out without prior agreement = fee of 500 CZK.

3.2 A room is considered vacated only after:

• all personal belongings have been removed,
• keys have been returned,
• the inventory has been checked by the Host Provider.

4. Guest Identification Requirement

4.1 Every guest must present a valid ID upon arrival.

4.2 Foreign guests are required to complete a registration form in accordance with Czech legislation.

5. Pricing and Payments

5.1 The guest is required to pay the full accommodation price no later than on the day of arrival.

5.2 Shortening the stay does not entitle the guest to a refund.

6. Towels, Textiles, and Hygiene

6.1 Each guest is provided with:

• body towel(s),
• a separate dark/black towel intended exclusively for face, make-up, and hair.

6.2 It is strictly prohibited to:

• remove make-up using white towels,
• dry dyed, toned, or chemically treated hair with white towels,
• use towels for cleaning shoes, floors, hot tub, etc.

6.3 Any irreversible damage to towels or bedding =
➡️ loss of deposit / financial compensation.

7. Kitchen – DETAILED RULES

7.1 A fully equipped kitchen is available (oven, microwave, coffee machine, kettle).

7.2 The kitchen is intended for standard cooking and heating of food.

7.3 One cabinet in the kitchen is reserved exclusively for instructors.

• Its contents are not part of the accommodation.
• It is strictly forbidden to take anything without explicit permission.

Coffee & refreshments:
7.4 If attending courses:

• coffee, tea, and beverages are free ONLY during training sessions,
• outside of training, guests are responsible for their own consumption.

8. Hot Tub – DETAILED OPERATING RULES

8.1 Use of the hot tub is entirely at your own risk.

8.2 STRICTLY PROHIBITED:

• entering with dirty feet,
• consuming food,
• bringing glass containers,
• urinating, vomiting, or defecating,
• using cosmetics in the hot tub.

8.3 Drinks are allowed only in the plastic cups provided.

8.4 Excessive contamination of the hot tub = cleaning fee of 2,000 CZK.

Below is a video guide for operating the hot tub. Please use only these three buttons to activate the jets and turn on the internal lights. Do not change any other settings.

 10. Garfield the Cat

10.1 Garfield, the resident cat, may be seen around and inside the property:

• he is allowed to enter the house,
• he may move freely inside and sleep indoors – please do not take him into the rooms.

10.2 Feeding:

• cat food is stored in the kitchen cabinet next to the sink,
• if the bowls are empty, guests may refill them.

10.3 STRICTLY PROHIBITED:

• placing food outside on the pavement or terrace,
• leaving food outside overnight.

➡️ This is due to the presence of wildlife (such as deer and other forest animals).

11. Liability, Injuries, and Property

11.1 The guest uses:

• the property,
• the premises,
• the equipment,
• outdoor areas
  entirely at their own risk.

11.2 The Host Provider assumes no responsibility for:

• accidents,
• injuries,
• loss of personal belongings,
• damage to the guest’s property.
